Moving into a Lucra Property (Relocating)

If you are not yet ready to move, haven’t found what you are looking for or will be moving in the months to come, you can also register to be on our database to be contacted about future properties as they become available in the area you wish to live in. Please let us know via the “request a property” option on our website with what you are looking for and we can help you source it or advise you if something comes up that fits your criteria.

To be considered for a rental property through Lucra, we have made the process as simple as possible. All you need to do is come along to an open home and view the property to make sure that it is the right fit for you – we recommend registering your attendance beforehand so that you can be notified of any cancellations or time changes. Please also bring along photographic ID, which may be requested prior to being able to enter the property. Other ideas we suggest is to bring a tape measure if you need to check the room sizes for your furnishings and a notebook to make any notes about the property (especially if you are viewing multiple properties on the day). If you are interested in applying for the property after attending an open home, you may be asked for your name, contact number and email address – this information will be recorded so that we can provide you with an application form.

*Please note if you have not inspected the property, we will not be able to approve your application on the property.

If you have already viewed a property and wish to place an application to lease it, there are multiple ways to do so;

  • Lodge a manual application: this can be provided to you via email, the form is fill-able online and can be saved and sent back without the need to print it off and fill it out by hand. 
  • Apply online via 1Form: this option can be accessed on under the property listing by clicking on the “apply online” button underneath the main picture of the property
  • Via the website: you can fill out and lodge your application form online via our website

Please note all application forms need to be accompanied by copies of 100 points of supporting ID documents (eg Drivers licence, passport, medicare card, utility bill etc) along with proof of income which includes your 2 most recent payslips, Centrelink statements or proof of any other form of income that you are earning. This is required for ALL applicants applying to lease the property. Please note that all residents over 18 years of age are required to be on the lease/application.

If you would like to apply for multiple properties through Lucra, you do not need to submit an application for each one. Under the property address, you can place the addresses (in order of preference) of the properties you are wishing to apply for or you can include a cover letter or email along with your application noting the properties that you would like to apply for and the order of preference.

If you have applied for a property and have inspected the property, submitted the application form (completed in full) along with the supporting documents, we aim to have an answer within 24-48 hours of receiving your application. This can vary if other parties are slow to respond (ie reference checks). Once the application is fully processed we will put it forward to the landlord. Please note that the final decision is made by the landlord.

If your application on the property of your choice is successful, you will be notified via phone, followed by an approval email which will detail the acceptance of your application, details of your move in date, and the next steps to finalise your application. To complete the approval, you must pay your bond and first months rent in advance along with returning the signed documents within 48 hours or the property cannot be held for you. Once you have completed the above, the property is secured for you and advertising will be removed and no further open homes will be scheduled for the property.

If you have opted not to connect your utilities through Lucra, you will need to make sure that you have arranged the connections yourself prior to moving in to the property. (As an extra service we will contact Direct Connect on your behalf, they will in turn contact you to arrange connection of your utilities. Please note Lucra Real Estate do not accept any liability for non-connection of utilities. Therefore, if you have not been contacted within 48 hours prior to moving in please call Direct Connect on 1300 664 715) On the day you are scheduled to move in, you will be given your set of keys and remotes to access the home (please note that keys will only be provided on the day your are scheduled to move in and not in the days prior. Your bond and rent in advance must also be cleared into our trust account). We suggest that the first thing you do is complete the tenants section of the condition report before you move your belongings into the property. At the same time you can also test all appliances to ensure that they are operating properly and that all your utilities are connected. The condition report needs to be returned within 3 days of moving into the property otherwise the initial office copy will stand as the completed condition report for any future reference. If you do notice any major issues within the property, please report this to us asap.
